- Vessels: Must be moored bow-in. A 10% variance on boat size may be allowed with approval.
- Insurance: Minimum $500,000 liability insurance required.
- Pets: Welcome with registration. Pets must be leashed and walked in designated areas.
- Quiet Hours: 10:00 PM – 8:00 AM.
- Safety: No-wake zone. Life jackets required for minors. Fire extinguishers must be maintained. No open flames or charcoal on docks; propane only.
- Pool: 10 AM–10 PM Sunday–Thursday; 10 AM–12 AM Friday–Saturday. No diving. No lifeguard on duty.

All of these items are part of every lease and sales contract.
- Guest: Only (6) guests are allowed at one time in your presents. You must be with your guest while in the marina. You cannot just let them in and leave or let them use your keys. The keys will be monitored, and violations will have their access cut off.
- NO FISHING: EVER!!!! Nowhere in the marina is fishing allowed. This is becoming a problem, and governmental agencies have been notified. This is an unnecessary risk of property damage. Canvas is expensive to replace. JUST DON’T DO IT.
- NO SWIMMING: There is no swimming in the harbor ever. This is a state law.
- Air conditioning: You are welcome to run your air conditioners while you are in the marina. If you leave, your air conditioner will be shut off. If you feel you need to it, $150 for electric usage per season. You can sign up at the office. If caught running it without signing up will result in a fine.
- ALL CHILDREN under 18 must be supervised in the pool area. No children in the hot tub under the age of 8. No diapers are allowed in the pool. Swim diapers must be always used.
- Parking passes: You are allowed 2 parking passes per slip. If you find you need additional, they are $30 for the season and will expire on Oct 15th of the year. There are NO day passes.
- Ice Machine: You use your key fab to the bathroom. There is key to the ice on the wall inside the door. You put your money in the slot on the front of the machine. Please lock it back when finished.
- Slip permits: A slip permit needs to be on the front of your boat so that it can be seen from the peninsula. If you do not have one, the boat will be towed at owner’s expense. We have a big problem with pirating. If you see a boat that is not permitted, call the office!!
- Pump out: When you sign up you will be put on a list. IF you are not on the list, NO PUMPOUT!! Typically, M-T are Penn. A-B-C, W is Penn. D-E. (After a holiday weekend will alter this schedule by 1 day) Once you are on the list the guys will hang a colored tag for you. When you want the service done, remove the tag. They will perform the service the next scheduled time an replace the tag with a different color. Things to check if you think you were missed: Gauges
- Clubhouse: You are welcome to reserve the clubhouse based on availability. It is $500 deposit and $100 for the rental. Call the office for additional questions.
- Owners: If you own your slip but rent it to someone else. You lose access to the amenities of the marina. There are only 2 permits and 2 keys per slip
- GFI power: If you have trouble with your power, check the following areas: 30–50-amp Marinco cord, breaker box, possible issue with your boat.
- Bad Behavior: If you ever are in an altercation with someone, call the police always. We are not always available to deal with issues like this and calling the police is the fastest way and it gives us documentation if needed.
- Slip Modification: All modifications must be approved by the board of directors. For information on this please, stop by the office for paperwork. IE: Lifts, jet ski flatforms
- Pets: Pets are welcome. Just need a copy of their shot records. Dog walk is available along the back fence of Oselka Dr and next to A Dock.
- Umbrella’s: Please make sure when you are not here, you are lowing your umbrella’s. When the wind kicks up, they end up in the water. We will charge if we must remove it.
- Grills: Gas only grills, cannot be on the grass. No smokers. Must be taken away at end of season.
